How We Screen Your Rental Applicants

After marketing your properties, we receive numerous tenant applications.

To identify the most suitable and high-quality tenant for your unit, we have a thorough tenant screening process in place. This means that only tenants who adhere to the lease terms, pay their rent on time and avoid issues end up living in your property.

When screening tenants, this is what we do:

  • Conduct a comprehensive credit check to assess the prospect's financial responsibility.
  • Conduct a criminal background check to verify criminal history.
  • Contact previous landlords to verify if the tenant has caused any problems for their past landlords.
  • Confirm employment and income levels to ensure the prospect can comfortably pay the rent. Typically, we seek tenants who make a monthly income of at least three times the monthly rent.

By going through this screening process, we significantly reduce the risk of future evictions. Please note that our tenant screening process strictly adheres to all Texas fair housing laws to avoid discrimination.
