Qualifications
Income Requirements>
- Applicants must have a verifiable gross monthly income of at least 2.5X the monthly rent.
- All lawful income sources are evaluated equally, including employment, self-employment, retirement, child support, and housing assistance. (Texas law prohibits denying applicants based on source of income.)
Credit & Rental History

- Satisfactory credit history with no recent, serious delinquencies that indicate an inability to pay rent.
- Positive rental history with no recent, significant lease violations or unpaid balances owed to previous landlords.
We conduct an individualized assessment of criminal history.
Applications may be denied based on recent, relevant convictions that indicate a potential threat to the safety of residents, staff, or property. This includes, but is not limited to:
- Violent criminal offenses
- Crimes involving harm or risk of harm to children, the elderly, or other vulnerable persons
- If denied, applicants will receive a written adverse-action notice explaining the reason and how to dispute screening errors.
