Income Requirement
Gross monthly household income should generally be 3x the monthly rent.
Income must be verifiable through:
- Recent pay stubs
- Bank statements
- Offer letters
- Tax returns for self-employed applicants
Application Requirements
- Every adult 18+ must complete an application
- Valid government-issued ID required
- Application fees paid before processing
Rental History
- Favorable rental history preferred
- No recent evictions
- No unpaid landlord balances
- Prior lease violations may affect approval
Credit Review
Credit is reviewed, but approval is often based on the overall application.
Lower credit may require:
- Higher deposit
- Co-signer/guarantor
- Additional conditions
Background Check
- Criminal background screening performed
- Serious violent crimes, property crimes, fraud, or recent felonies may result in denial depending on circumstances
Employment Verification
- Stable employment history preferred
- Typically 6–12 months of current employment or verifiable income consistency
Occupancy Standards
- Number of occupants must comply with property size and HOA/city rules
Pets
- Breed, weight, and number restrictions may apply
